Sarasota County ended Q3 2026 with more completed home sales and higher median prices than a year earlier. Single-family homes had less supply than condos and townhomes. For buyers and sellers, the useful question is how those conditions compare with the specific property, location and price range you have in mind.

Welcome to the first edition of the Gulf Coast Real Estate Edit: a clear look at local housing news, with room to breathe and a practical next step. Think of the market report as your weather forecast. It helps you prepare, but you still check the conditions outside your own front door.

What does this mean if you are buying?

Start with your monthly comfort zone, then build the search around it. A county median is a useful reference point, but it does not tell you what a particular home should cost or whether its expenses fit your plans.

For a single-family home, compare recent nearby sales with similar size, condition and features. For a condo or townhome, add a careful review of association costs, documents and property-specific obligations. Ask for current information rather than carrying assumptions from one building to another.

Keep your lender involved as you compare choices. A price reduction and a comfortable monthly payment are different questions. My buying guidance can help you organize the property search around your priorities and the questions you need answered.

What does this mean if you are selling?

Use the report to open the conversation, then zoom in. Before choosing a list price, review recent comparable closings, competing listings and the differences a buyer will notice when touring your home.

Make the comparison easy: clear photographs, accurate information and a thoughtful showing plan help buyers understand what is being offered. If you want help deciding where to begin, explore my selling services and request a property-specific conversation.

Why should you separate local numbers from Florida headlines?

Florida Realtors reported a statewide single-family median of $420,000 for Q3 2026. That is a statewide measure, not Sarasota County's $485,000 figure. Geography and property type belong beside every statistic. Read the original Florida Realtors release.

Lakewood Ranch searches also need the correct geographic scope. Do not treat this Sarasota County table as a Lakewood Ranch report. Start with the actual address, then select relevant comparable properties.

How should you use this report today?

Pick one next step: confirm a comfortable purchase budget, compare a short list of properties, or review your home's current competition. Bring those details to a conversation in English or Spanish. A helpful plan should leave you with fewer open questions.

Frequently asked questions

What was the Sarasota County median home price in Q3 2026?

The single-family median was $485,000. The condo and townhome median was $324,380. These are separate property categories and countywide figures.

Is the median price an estimate of my home’s value?

No. The median is the midpoint of recorded sale prices. A property-specific assessment needs comparable sales and the home’s condition, features and location.

Does time to contract mean time to closing?

No. Time to contract measures the period before a property goes under contract. Time to sale runs from listing through closing. The report lists them separately.

Can we discuss the Sarasota market in Spanish?

Yes. Marcela Arenas offers real estate guidance in English and Spanish. Use the Spanish edition or request a conversation in your preferred language.
